Salt Lake County Real Estate Market Update: A Weekly Look at Conditions Across the County

Salt Lake County’s real estate market continues to show steady activity, with plenty of homes on the market and consistent buyer engagement. For buyers and sellers alike, the current environment reflects a market that is active, but more measured than the fast-paced conditions we saw in years past.

At the county level, there are 4,280 active listings and 856 pending listings, which puts the pending ratio at 20%. That tells us a meaningful share of available inventory is still moving, but buyers have more options than in a low-inventory market. The months of supply is 3.8, which is another sign that the market is working through inventory at a steady pace rather than at an extreme shortage.

Pricing remains strong overall. The average list price for active homes is $695,086, while the median list price is $565,000. On the sold side, the average sold price is $669,809 and the median sold price is $557,000. That spread suggests a wide mix of product across the county, from more affordable homes to higher-end properties that pull the average upward.

Market timing is also important. Active listings are sitting at an average of 59 days on market, while sold listings closed at an average of 57 days on market. That tells us homes are still selling, but they are not moving instantly. Buyers have room to evaluate options, and sellers need to make sure their homes show well and are priced strategically from the start.

From a market-health standpoint, the county remains solid. The absorption rate is 26.3%, with 6,747 closed sales recorded in the period. Those numbers reflect a market that continues to generate activity, even as buyers remain selective and sensitive to value.

For sellers, the takeaway is clear: pricing and presentation matter more than ever. Homes that are move-in ready, well-marketed, and competitively priced are still attracting attention. For buyers, this market offers more breathing room than a frenzy market, but good homes can still move quickly when they are priced correctly.

Overall, Salt Lake County continues to show a healthy and active housing market. It is not overheated, but it is also far from stagnant. For anyone thinking about buying or selling, the best strategy is to stay informed, pay attention to local trends, and make decisions based on current market data rather than outdated assumptions.
