The market continues to stay strong, with a typical summer slow down but we aren’t seeing prices stabilize even out yet. Interest rates are projected to stay steady around 3-3.25%. 

Now for the most important part, the housing stats for July 2021! If there are any other areas you want me to grab data for, just let me know! 

 

1)   Salt Lake County - July

  • Sales Volume: $882,111,579.00 in 2021 vs. $930,564,122.00 in 2020

  • Median home sale price $475,000.00 in 2021 vs. $383,000.00 in 2020

  • Cumulative Days on Market:  6 in 2021 vs. 12 in 2020

  • Home sale count:1,600 in 2021 vs. 2,131 in 2020 

  • Price per sq. ft $225.09 in 2021 vs. $176.13 in 2020 –a difference of $48.96 per sq. ft.

  • Median list to sold price 104% in 2021 vs. 100% in 2020

 

2)   Utah County – July

  • Sales Volume: $532,054,203.00 in 2021 vs. $512,937,741.00 in 2020

  • Median home sale price: $459,138.00 in 2021 vs.$351,675.00 in 2020

  • Cumulative Days on Market: 6 in 2021 vs. 15 in 2020

  • Home sale count: 1,027 in 2021 vs. 1,302 in 2020

  • Price per sq. ft $198.02 in 2021 vs. $148.01 in 2020 –a difference of $50 per sq. ft.

  • Median list to sold price 103% in 2021 vs. 100% in 2020  

3)   Davis County – July

  • Sales Volume: $220,534,446.00 in 2021 vs. $247,784,017.00 in 2020

  • Median home sale price $460,000.00 in 2021 vs. $362,500.00 in 2020

  • Cumulative Days on Market: 6 in 2021 vs. 10 in 2020

  • Home sale count: 430 in 2021 vs. 613 in 2020

  • Price per sq. ft $205.40 in 2021 vs. $155.77 in 2020 –a difference of $49.63 per sq. ft.

  • Median list to sold price 102% in 2021 vs. 99% in 2020

 

These numbers only account for homes that were sold on the Multiple Listing Service so much of the new construction is not factored in.
