Quick answer: Salt Lake County has 4,126 active listings and 3.8 months of supply as of October 25, 2026. That is nearly flat from last week. Pending sales eased a bit. Countywide numbers like these describe the whole market, so what you see on your street or in your price range can differ.

These figures come from AreaPro for the Salt Lake County total market, using a six-month sold period. Market data is as of October 25, 2026.

Where does supply and demand stand?

  • Active listings: 4,126 (4,112 last week)
  • Pending: 974 (1,001 last week)
  • Months of supply: 3.8 (active listings divided by sold homes per month)
  • Absorption rate: 26.3%
  • Pending ratio: 24% (pending divided by active, 974 / 4,126)

Supply is steady and pending deals dipped slightly. Many agents treat roughly 4 to 6 months of supply as a balanced market. That is a common rule of thumb, not a fixed line, so 3.8 months leans a little toward sellers on that scale.

What have homes sold for?

  • Sold in the last six months: 6,500 (about 1,083 per month)
  • Average sold price: $668,740
  • Average days on market (sold): 58
  • Average sold price as a percent of list price: 98.9%

On average, homes closed a little under their list price. An average can include homes that sold above asking and homes that sold below it, and this report does not show how they were spread. The average original list price was $693,950, the average final list price was $679,070 and the average sold price was $668,740. Those are separate averages across all sold homes, so they hint that price changes happen but do not show what any one home did.

What about homes on the market now?

  • Average active list price: $723,827
  • Average days on market (active): 82
  • Average pending price: $672,436

Please don't read the active average against the sold average as matched homes. Active listings are a different mix of homes than what closed.

What should you do with this?

These numbers give you a starting point, not a verdict. If you are buying or selling, the most useful data is for your own neighborhood, price range and home type. Reach out and I will pull it for you.
