Salt Lake County Real Estate Market Update - October 12, 2026
Quick answer: Buyers have more breathing room, but sellers still have a market to work with. Salt Lake County's total market has 4.0 months of inventory, and properties that closed over the past six months took an average of 57 days to sell. My takeaway: price and preparation matter more than expecting a quick offer simply because you listed.
What do this week's numbers show?
AreaPro's saved Salt Lake County report shows:
- 4,390 active listings and 751 pending listings.
- 4.0 months of supply, based on the recent sales pace.
- 6,617 closed sales over the six-month sold period, or 1,102.8 per month.
- 78 average days on market for active listings; 57 for sold properties.
- A $670,734 average sold price.
- Sold properties receiving 98.9% of their final list price on average.
The data is current as of October 10, 2026. This is the Salt Lake County total market, not a residential-only report. Active and pending counts are a current snapshot; closed-sale figures cover AreaPro's selected six-month period. They are not October-only sales.
What does that mean if you're buying?
More inventory gives you room to compare options instead of rushing into the first workable property. But countywide supply does not tell you how much competition a particular home will attract. I would look at its price range, neighborhood, condition and recent comparable sales before deciding whether to negotiate on price, ask for a credit or make a stronger offer.
What does that mean if you're selling?
The 78-day average for active listings is a reminder to make your opening price count. The 98.9% sale-to-final-list figure also needs context: the final list price may already reflect a reduction. It does not mean every seller receives nearly all of the original asking price.
Active listings average $718,148 in asking price, while closed properties average $670,734. Those are different groups of properties. That gap is not a forecast of the discount your home will take.
Is the market the same across Salt Lake County?
No. County averages are a starting point, not a price opinion for your home. If you're planning a move, I can help you compare the numbers that actually fit your property and your next purchase.
