Below are the housing market statistics for April 2020. Sales were down, but days on market, median list to sold price, and median home sale prices were up! This week we are seeing the market pick back up in Utah which is really encouraging.

Median home sale price $365,500.00 in 2020 vs. $339,000.00 in 2019
Cumulative Days on Market: 9 in 2020 vs. 16 in 2019
Home sale count: 1,033 in 2020 vs. 1,606 in 2019
Price per sq. ft $172.62 in 2020 vs. $159.72 in 2019 –a difference of $13 per sq. ft.
Median list to sold price 100% in 2020 vs. 98% in 2019
2) Utah County – April
Sales Volume: $250,960,993.00 in 2020 vs.$319,311,587.00 in 2019
Median home sale price: $350,000.00 in 2020 vs. $320,000.00 in 2019
Cumulative Days on Market: 12 in 2020 vs. 22 in 2019
Home sale count: 658 in 2020 vs. 905 in 2019
Price per sq. ft $142.35 in 2020 vs. $134.00 in 2019 – a difference of $8 per sq. ft.
Median list to sold price 100% in 2020 vs. 98% in 2019
3) Davis County – April
Sales Volume: $130,814,542.00 in 2020 vs. $147,948,837.00 in 2019

These numbers only account for homes that were sold on the Multiple Listing Service so much of the new construction is not factored in.
